Our discovery process is grounded in design research. In our creative application we pursue the exploration of historic American architecture, taking the best of tradition and combining iconic and newcomer design classics to create storied interiors.
We are rooted in the belief that inhabitants should live among timeless ideas and considerate interventions. We include a careful selection of finishes and heritage pieces with a preference for sustainable materials that wear beautifully.
We have integrated processes to support studio crafts and a strong community of artisans. As collaborators and curators, our projects are guided and defined by these very special partnerships and their resulting soulful installations.
We aim to foster connectivity and access between our clients and the creative building industry, and we make spaces that incorporate rich environmental and cultural ties.

Lynn Kloythanomsup - Creative principal luxury interior designer in San Francisco

Lynn Kloythanomsup

Creative Principal & Founder

Our small studio team is founded by Principal interior designer Lynn Kloythanomsup, formerly Lynn K. Leonidas, a lifelong California native with a decade+ of experience working in luxury interior design for top interior designers in the San Francisco Bay Area. Her design approach is both concept-driven and founded on real building techniques. She is inspired by a home’s architecture, using it as a foundation for updated interpretations that link its history to its present beginnings. She credits the frequent cross-country trips of her childhood—she’s been to almost every state in the country—for exposing her to a wide range of architectural styles and fostering an appreciation for classic American design.

Following the selection of her home for a feature in Domino magazine, Lynn launched the company in 2015. Lynn and the Landed team have continued to receive honors as House Beautiful magazine Next Wave designer in 2019, on Luxe Interiors + Design 2021 Gold List, and Veranda magazine’s Next Legends in 2022. In early 2023, she leads the expansion of Landed with the opening of the New York City office. Along with her degree in Interior Architecture and Design, she reserves time for continuing education. She is a professional member of the Institute of Classical Architecture and Art and was awarded the Suzanne Tucker Design Scholarship towards earning the ICAA Certificate in Classical Architecture. As a longtime member of the Bay Area design community, she has become a requested industry expert and mentor.

Heather Menegat

Studio Director

A Virginian-turned-Californian who misses the seasons, Heather fondly remembers tromping around the wooded park behind her childhood home and summer vacations along both coasts. After years spent working in other industries, she found her footing while pursuing her BFA in Interior Design before going on to work at firms that include Gensler and Jessica Helgerson Interior Design. As a Lead Designer, Heather enjoys leading projects at Landed with a perked ear and a careful hand. As Studio Director, she ensures there is space for the creative team to dream. She strives to foster moments where our built environments can connect with us meaningfully and emotionally and is reliably warmed by well-loved homes and thoughtfully-proportioned details.

Tiffany Kim

Project Designer

Originally from Northern California, Tiffany completed her BA in Architecture from Columbia University and began her career in interior design in New York City. Upon returning to the Bay Area, she worked for Ken Fulk in San Francisco before joining Landed in 2021 and locating to launch the New York office in 2023. In addition to her industry background, her talent for interior photography lends perspective to visualizing spaces in the design process. Outside of her design work, Tiffany enjoys travel and natural wine. While in school, she was a competitive archer for over a decade. Working in a small studio environment has allowed her passion for design to thrive, and she finds great fulfillment in her clients’ everyday enthusiasm for the process.

Luna Sibai

Project Designer

An East Bay native, Luna graduated from Academy of Art University in San Francisco with a BA in Interior Architecture and Design, joining Landed in 2021 after working for a number of Bay Area firms. Her love of color and pattern complements the design aspects of her work. Outside of her role at Landed, she is an accomplished visual artist of several mediums. Her primary passion is for ceramics, and in her free time she can often be found at her local pottery studio bringing her latest collection to market. She advises prospective Landed applicants to bring a strong sense of design direction and motivation to develop and deepen their technical and visual skills.

Rebecca Muller

Project Designer

East Bay native Rebecca received her BA in Hospitality Management from San Francisco State, embarking on a lengthy culinary career before deciding to pursue her passion by completing an Associate’s degree in Interior Design. Entering the industry through residential renovation projects for real estate properties, Rebecca then joined Landed in 2022. Her design sensibilities are heavily informed by her love of texture, and she aspires to create work that feels natural and lived-in. Her previous career in hospitality assists her in creating client-focused work as well as inspiring her life-long love of cooking. A mother of two, in her spare time she has been learning how to embroider and sew her own clothes.

Laura Ficenec

Project Designer

Currently residing in West Los Angeles, Laura is an East Bay Native and a familiar face on the team, having joined Landed before embarking on a chapter of career exploration in Hawaii while working for The Vanguard Theory and in California on the team at Shoppe Amber Interiors. With an AA Degree in Interior Design from Santa Barbara City College and certification as a Feng Shui consultant, she is the creator of lifestyle and design brand Satsu Designs. In Laura’s design philosophy and personal life, she draws inspiration from the beauty in nature, historic architecture and interiors, sustainable practices, and slow living.

Will Seaver

Procurement Manager & Business Administrator

Arriving from Texas and Virginia, Will moved to the Bay Area and completed a BA in History at UC Berkeley in 2021. Before joining Landed in 2021, he worked for four years at a tax & bookkeeping office in Berkeley. His background in bookkeeping and number-crunching now applies to the procurement process and financial operations at Landed. Outside of his historical interests, a partial listing of which includes social science, social movements, the East Bay, and early 20th century residential architecture, he enjoys hiking, birdwatching, and cats.
